Plumbing Frequently Asked Questions Sydney

The short answer is: no, here’s why: just like seeing a doctor, a doctor cannot examine you or diagnose you over the phone without a personal examination; its much the same with plumbing, its best we investigate the issue first before providing you with a solution and a price.

We do this by offering a $0 call-out fee on all jobs, once onsite and have investigated the issue we can then provide a solution moving forward, if approved we will carry out the work, if not there is no obligation - you can find out more about our pricing and the reason why we don't like to provide prices over the phone our pricing page: https://proximityplumbing.com.au/plumbing-prices/

Unfortunately, too many plumbers will give quotes over the phone. This is entirely unprofessional and no more than a marketing ploy to entice you to engage them to solve your problem. Would you expect a doctor to diagnose a medical condition over the phone? It's easier to diagnose a medical issue over the phone than a plumbing problem, but no doctor will do so without first examining you.

Sydney Plumbing Emergencies often happen late at night, early in the morning or on a weekend/public holiday? These problems always seem to come at the worst possible time. For this reason, there are often plumbers who will take advantage and advertise rates that are often too good to be true in the hope you book them in and then, once
locked in, jack the prices up, usually 2-5 times the regular rate.

For all Sydney plumbing emergencies, we charge a flat fee between $250 - $350 + GST, which covers the after-hours call out to your door and will usually cover the minimum costs associated with making the property safe as this is our number one priority. Once onsite, you will never pay any extra rates for after-hours services. From midday to
midnight, the rate you pay will stay the same as if the works were done during regular operating hours.

The best way to find the plumber is through a trusted referral; often, it is best to engage a Sydney plumber with whom someone you know already has been involved with and has used. If you do not know a trusted local plumber, the next best thing you can do is check their credentials and do research online and check their reviews.
Online reviews are a great way to gauge if a plumber's previous clients were satisfied with the quality of their products and services, check out Proximity plumbing reviews.

Furthermore, evaluate only plumbers who can deliver proof of insurance and business registry. In some circumstances, you can also ask the plumber how long he has been in the plumbing industry. The more experience the plumber or company has - the better the service usually is.

Our top tip is to check their Google reviews! If a person you trust can recommend a local Sydney plumber they have used in the past, it's a clear indication if the plumber is reliable and worth engaging. Typically a paying customer pays close attention to costs, the quality of the service, and the value they receive and often will go out of their way to share their experience with a local plumber in Sydney.

The cost of hiring a plumber will depend on the scope of work, your location and their level of experience. There are simple plumbing jobs such as tap repairs to more complicated ones like a burst pipe. There are plumbing tasks that are calculated on an hourly basis while others offer flat rates based on the scope of the job. If you’re suddenly in need of a professional plumber, your next thought may be “how much do plumbers charge?” And it’s a fair question - we’ve all heard the horror stories of plumbers ripping off clients left, right and center.

How Much Do Plumbers Charge?

It is one of the most asked questions in the industry. How much do plumbers charge in Sydney Australia? The answer is: It depends on the company and the service. “Plumbing” is a very general term and covers all things from replacement washers and burst Flexi hoses to a full pipe relining job. Different plumbers will structure their quotes differently, but here’s something to be wary of: super cheap and overly “easy” quotes.

Proximity Plumbing does not have an hourly rate; we charge by the job. Although this does not appeal to everyone, we have found this is the most transparent way to conduct business. When it comes to plumbing, every job is different. That is why you are calling us in to fix it. We often find we need to see the problem before letting you know how much it will cost to fix it. That is why we offer the complimentary call out, and once we are on-site, we can determine what the job will cost. Each type of job has an upfront fixed price, and we need to determine what that is by conducting a thorough inspection.

So here are 5 times when DIY is not your friend and it’s time to call a professional plumber:

1. In an emergency situation
2. If you’re having sewage issues
3. When you smell gas
4. You have a leak

When it comes to plumbing jobs, the simpler the job is, the cheaper it will be. Conversely, the more complicated a job is, the more costly it will become.

Sydney is home to a vast number of highly skilled local plumbers so the cost range of services will reflect this. Because the market is competitive for tradies, Sydney consumers should do their due diligence to make sure they are choosing the right plumbing professional for the job when comparing plumbing costs.

More specialised jobs require more specialised plumbers, so these jobs will be more costly. This occurs because they require more training and additional conditions on their licence.

The property owner is responsible for any blockages or problems in the plumbing systems from the sewer connection point up to and including drains and pipes in, under, and around your home. The local council or wastewater authority is responsible for the water meter, pipes, and drains leading away from the property. They take care of unclogging the main sewer line if problems arise. They also cover the stormwater network from your property boundary.

The Blockage Is Likely To Be In Sydney Water's Pipes If:

• The overflow is visible beyond your property boundary, e.g. From a manhole located on public land
• Your neighbours are experiencing the same problem
• There is widespread flooding in your local area
• You're experiencing a continuous overflow and you're not currently using water on your property.

As every job and situation is different so too are the tools we use in managing a Sydney blocked drain, some of the tools at our disposal include drain rods, high-pressure jet blaster machines, and electric eels. Once the drain is cleared, we use CCTV cameras and pipe locating equipment to identify the cause of the blockage.

Eastern suburbs clogged drains are usually caused by loose and undermined pipework, although we are blessed to live in such beautiful areas, most of the pipework is original Earthenware pipe (clay pipes) which are prone to crack and cause dislodgement. For this very reason, every blockage is treated differently, and the tools required vary
for each job.

Our highly trained tradesmen can often resolve a common blocked toilet, basin, or shower with drain rods to shift the blockage. More complicated blockages may involve our state-of-the-art high-pressure jetting system that operates at 5000KPA, which can cut through tree roots and other debris. For this reason, this is the most common method we use to combat blocked drains Sydney siders experience and is our most successful tool for all blocked drain repairs.

Once the blocked drain is cleared, we can then use closed-circuit television (CCTV) camera footage to identify the cause of the blockage. With our highly advanced locating equipment, we can also pinpoint the exact spot above the ground of the blockage, including the depth and direction of flow. This ensures, if required, that only a specific area is to be excavated. As standard, we offer a copy of the footage and a full report at no additional cost.

We have worked with just about every possible scenario of blocked drains in homes, businesses, offices, and factories over the last ten odd years. Blocked drains are often associated only with toilets, but we see many other areas where blocked drains occur. These include: kitchen sink blockages, bathroom sink blockages, blocked shower drains and blocked bath drains, blocked toilets and gutter blockages.

Clearing a blocked drain is a case to case basis, some blocked drains will only take for a few minutes to be unblocked some of the tools at our disposal include drain rods, high-pressure jet blaster machines, and electric eels. And for some cases, it would take a little longer to clear the drains. It can range from a general clogged drain to a more advanced blocked sewer pipe underground. This will be determined by using a CCTV drain camera to see the main cause of the problem and its location.

A blocked drain cause both stress and can create unwanted costs. There are however several early signs of a blocked drain, which if identified soon enough can prevent further damage to any pipes, drains and general areas.

Signs associated with a blocked drain can include:

Unpleasant odors coming from drain

Blocked drains tend to emit foul/ unpleasant odors. Drains can become blocked due to food debris stuck in the pipes. As the food slowly decomposes it creates a noticeably bad smell, which appears worse if the tap has been turned on,

Slow drainage

If there is a blockage present in the pipe, any water will drain slowly. The water has to filter through or around the blockage creating a sluggish flow.

Raised water levels

The easiest way to detect a toilet blockage is if when flushed your toilet water level rises higher than normal. However, if water rises to the point of overflowing, there could be a much more serious issue within your drains.

Gurgling sounds

If any strange gurgling sounds are heard from drains and plug holes, this could be a sign of a blockage. The gurgling sound indicates that there is trapped air in the drain, and is escaping when you run water.

Firstly let's start with, whatever you do, don't fall for the gimmicks of $49 drain cleared our latest article about why you shouldn't get reeled in as clickbait for these selling gimmicks.

For Sydney siders, a blocked drain can be concerning. Questions immediately come to mind -

• Is this really bad?
• Can it be fixed?
• How much is this going to cost?
• Is this going to be expensive?

Most homeowners will opt for a cheaper, "DIY" option. You'll often see them in Bunnings or the local supermarket, filling their trolleys with Drain-O and other drain cleaning products.

The majority of these products are simply gimmicks and will do nothing but waste your money. Many of these over the shelf type drain cleaners are acid-based, which can cause corrosion to metal components within your drain system, leading to additional problems later on.

It's difficult to put a fixed value on clearing blocked drains in Sydney because so many things affect the price. Sydney blocked drains can occur for many reasons, and the right solution depends entirely on the cause. For example, a simple blockage caused by organic debris, such as food scraps in the kitchen sink, can be quick and cheap to fix.

However, a blockage in your sewer pipes caused by a solid mass of wet wipes and grease will be more difficult and expensive to resolve.

My suggestion: call an experienced and licensed plumber to sort it out, we offer a $0 callout and are available 24/7 as a Sydney plumber, DON'T fall for ads or cheap blocked drain clearing specials

It's a question we get asked on the daily: "Does my homeowner's insurance cover sewer line?"

Firstly, let us say that before you go searching online for what your homeowner's insurance covers when it comes to plumbing, check-in first with your existing insurance provider. Read thoroughly through the fine print to get an idea of what is covered and what is not covered in your existing homeowner's insurance policy related to plumbing.

Place a call to your provider if you're finding it hard to work your way through the policy conditions.

Each insurer is slightly different, and it depends on what type of cover or extras you have nominated at the beginning of your policy commencing with the provider.

As you experience a plumbing problem like a blocked drain, blocked toilet or flooding resulting from a burst pipe or leak somewhere, you might not realize the root cause of the problem. However, once a professional plumber investigates the issue, more problems may arise, like tree root infiltration, sewer main line blockages or collapsed pipes that require relining or replacement.

This is when you would like to know whether or not your homeowner's insurance policy covers you.

While pipe relining is better than replacement in most circumstances, if the damage to your pipes is significant, pipe relining may not be sufficient. Therefore, it's essential to have a professional assess the damage to determine whether pipe relining is possible. if not, you'll need pipe replacement.

To help indicate cost. We have found that most relining jobs are generally 20% cheaper than what it would cost to excavate and replace the drain. The benefit of relining is that all work, in most cases, gets completed on the same day, and there is no mess or disruption to your property.

If you're looking for a quote to reline your pipes or your sewer line and you're concerned that you have a ‘harder’ job site for whatever reason, please reach out and talk with our team at Proximity Plumbing today. We can give you an obligation free quote and take you through the process, explaining the specifics of your property's pipe relining quote so you understand every element of the quote and can make an informed decision.

Another element that can affect the final cost of your pipe relining is the number of bends within the piece of pipe being relined and the number of junctions within the pipe.

A huge advantage of pipe relining is that the intersections and access points are mostly undisturbed. Because pipe relining creates a ‘pipe within a pipe’ the process uses the infrastructure you already have in place (so the disruption to your system and your property is minimal.

Because of the CCTV footage we use with inspecting your pipes before any relining service, our team will have a visual of exactly where the bends and junctions occur along your pipeline and will be able to include any work that’s needed to reinstate junctions and inspection points within the initial quote. Each junction along the line is inspected before we start any work. Once the pipe is relined, one of our senior professional plumbers will use a special robotic cutting machine to reinstate the junctions and access points. So the time, equipment and labour needed to complete the pipe relining job with junction cuts is something that can contribute to the final cost.

The dried Brawoliner resin and lining have been certified to be environmentally friendly by the German Institute for the Environment and Hygiene making it perfect for sensitive areas such as near streams and rivers. The specially designed lining product can be hot cured and set in place in as little as 2 to 3 hours.

Brawoliner is particularly good around waterways, streams, and important ecosystems as there is no need to dig up the pipework - reducing the impact on these ecosystems. The flora and fauna at the site of the reline will not experience a change in their environment. The dig and replace solutions are invasive and will disrupt ecosystems for days, months or even years.

With 25 years of collective experience in Sydney works alone, there has not been a job we could not address, for example, a burst pipe or gas leak which is often one of the reasons we get a call. Many plumbers would rush out to get to your property without first attempting to assist you in finding your nearest isolation tap. This advice and assistance alone can ultimately save your hundreds if not thousands and dollar in damages and after-hours service calls.

Another common emergency call-out we receive is blocked or clogged drains which can be caused by something as simple as an excessive hair in your shower drain or as dramatic as a sudden surge in stormwater causing your pits and downpipes to overflow and roof to leak. Have you recently checked if the hair is caught inside your drains, 9/10 you can resolve the issue by pulling apart your waste connection beneath?

We're the plumber Sydney residents trust for over 10 years, our local plumbers have a competitive advantage as we can guarantee 30'mins response times and legitimately check your issues with a $0 call out.
